How is a construction loan different from a normal home loan?
With a construction loan, you don't receive the full amount upfront. Instead, the funds are released in stages as your build progresses — typically at the slab, frame, lock-up, fixing, and completion stages. This staged approach means you only pay interest on the money that's actually been drawn down, not the full loan, which keeps your repayments lower in the early stages of the build.
What deposit do I need to build?
Construction lending generally works on similar deposit principles to a standard home loan, but lenders assess the total land-plus-build cost and the 'on completion' value of the finished home. The right deposit depends on your lender, your build, and whether you already own the land. The best first step is a quick chat so we can look at your specific numbers and find the lender whose construction policies fit your situation.
What do I actually pay during the build?
During construction you typically only pay interest on the amount drawn down so far — so if only the slab stage has been paid, you're paying interest on that portion, not the whole loan. Repayments gradually increase as more funds are released. Once the build is complete, the loan usually converts to a standard principal-and-interest (or interest-only) home loan. It's worth budgeting for this gradual increase, especially if you're also paying rent during the build.
What happens if the build goes over budget or over time?
Both are common, so it pays to plan for them. We recommend a contingency of at least 5–10% above the contract price to cover variations like unexpected site conditions or upgrades. Delays from weather, council approvals, or material shortages can also add interest over a longer build. We'll help you build these buffers into your plan from the start, and if variations push costs above the approved amount, we'll manage the additional approval with your lender.
